Even though market conditions are still highly advantageous for sellers, there’s more home-selling competition to contend with. In order to best the competition, you may be tasked with having a competitive listing price, writing a creative listing, and placing high-quality photos within the listing. Keep in mind that a well-staged home allows the buyer to envision themselves living there, which makes it more likely that they will provide you with an offer.
Another method you can use to sell your home quickly is to increase its value with modern home improvements. Atlanta buyers prefer home improvements that make the home look and feel brand new. For instance, upgrading your front door and garage door can add a considerable amount of value to your home. Some additional home improvements to consider include siding replacement, basement conversion to living space, and bathroom/kitchen refreshes.
If you want to get the most for your Atlanta home, consider hiring an interior decorator to assist you with properly staging the home before potential buyers tour it. Along with having a great listing that’s paired with premium photos, it’s essential that the exteriors and interiors of your home are appealing to potential buyers. This guide takes a more comprehensive look at Atlanta’s housing market and how to get ahead of the competition once you decide to sell your home.

Understand Atlanta’s Housing Market
The Atlanta housing market in 2022 continues to show positive signs in nearly every aspect. While home sales have slowed somewhat as a result of higher interest rates, a large number of homes are still being sold every month. To understand what the current state of Atlanta’s housing market is, it’s important to look at the recent population growth as well as the current job market and real estate market.
Population Growth
When looking at the 12 months between April 2021 and April 2022, Atlanta’s population has grown by a healthy 1.3%, which amounts to nearly 65,000 new residents over the past year. Atlanta’s population is now estimated to be right around 5.1 million. Population gains for this year are somewhat higher than they were the previous year. All 11 of the counties that make up metro Atlanta have experienced population gains in this time period.
While Gwinnett County had the highest gain with nearly 13,500 residents, Fulton County was close with a population gain of more than 11,000 new residents. The city itself grew by 5,070 residents in the months between April 2021 and April 2022, which is higher than the gain of 3,230 that occurred the previous year. What these statistics indicate is that the issues with low population growth that occurred throughout the pandemic have since eased. Because of the high increase in new residents, selling your Atlanta home should be relatively simple and straightforward.

Job Market
The job market is also experiencing a considerable amount of growth as of late. The number of non-farm employees who have been hired over the past year ending in June is just over 179,300. This rate of job growth is much higher in Atlanta compared to the national average. For instance, the Atlanta job growth rate is 6.4%. On the other hand, the national job growth rate is 4.2%.
The largest gain in employment has occurred with the professional and business services sector, which has experienced job growth of 45,800 employees. This specific sector has had a growth rate of 8.3%, which is higher than the 5.5% national average. Another sector that added a high number of jobs was the trade, transportation, and utilities sector, which added more than 43,000 jobs. The growth rate in this sector throughout Atlanta is 7.2%, which is much higher than the 3.9% national average. Additional job market growth statistics include:
- Education and health services – 22,000 jobs
- Leisure and hospitality – 21,300 jobs
- Information – 13,200 jobs
- Financial activities – 12,100 jobs
- Manufacturing 11,700 jobs

Real Estate Market
The Atlanta real estate market has also been going strong throughout 2022. Home prices increased substantially in 2021. Even though interest rates have gone up over the past year, buyer interest is still high. In May 2022, the median price of a home in the metro Atlanta area was $430,000, which is around 19.4% higher when compared to the median price in May 2021. It’s also 4.6% higher than the median price in April.
While the housing market remains highly competitive at the moment, the higher interest rates indicate that lending standards will be stricter than they were in 2021. Housing inventory in metro Atlanta has remained steady in recent months with the usual inventory being a month’s worth of supply.
During May 2022, the number of residential home sales was 6.817, which is around 8% lower than May 2021. However, this number was 5% higher than April 2022. Home prices are still increasing despite the slight reduction in buyer demand. The median sales price for a home in DeKalb County was $406,000. As for Fulton County, homes are typically priced at $475,000.
There’s been a shortage of homes in Atlanta for the past few years, which is largely the result of the high buyer demand. However, the housing inventory in May 2022 was at 8,094 units, which is an increase of right around 9.5% when compared to May 2021. Despite the increase in inventory, the market is still unable to meet buyer demand, which means that it should continue to be a seller’s market over the next year.

How to Beat the Competition in Atlanta
If you’re interested in selling your home and want to make sure that you beat the competition, there are some simple home improvements that you can make before your property is listed. These improvements include everything from getting rid of any clutter to increasing your home’s curb appeal.
Get Rid of Your Stuff
The people who end up viewing your home might consciously or subconsciously reconsider their purchase if you have ample clutter and a high number of personal items in your home. As touched upon previously, potential buyers want to be able to envision themselves living in your home when they take a tour, which is much more difficult if your home is currently filled with personal belongings. In the meantime, you could take these items to a storage facility or your new home.
Curb Appeal
When potential buyers first pull up to your home, they’ll see every facet of the home’s exteriors, which include the yard, the siding on your home, and the front door. This initial glimpse at your home sets the tone for the entire showing and is the first impression that potential buyers will have of your home. Some of the more simple improvements you can make to bolster your home’s curb appeal include:
- Adding a fresh coat of paint to the front door
- Enhancing the lighting outside of your home
- Replacing your current mailbox
- Pressure washing your home’s siding and sidewalks
- Adding shutters around your windows
- Placing decorative rocks around your yard

Highlight Your Neighborhood
When new buyers are searching for the right home, the location and lifestyle surrounding the home is almost just as important as the property itself. If you live in a quiet and peaceful neighborhood that’s close to some great schools and has a very inviting atmosphere, you should highlight the qualities and characteristics that your neighborhood has. Also make sure to list any nearby lakes and parks as well as holiday events and block parties that the community participates in.
